Strong statewide ADU law - SF 592 signed by Governor Kim Reynolds May 1, 2025, effective July 1, 2025. Makes Iowa the 14th state to legalize ADUs statewide. Every single-family homeowner can now add at least one ADU without rezoning or special permits. Key provisions: max 1,000 sqft OR 50% of primary residence (whichever larger), prohibits local restrictions on owner-occupancy, aesthetic matching, additional parking, separate utilities. Cities/counties cannot impose more restrictive ADU regulations than single-family residences. Law doesn't override existing valid HOA restrictions but prohibits differential municipal treatment of HOA vs non-HOA properties. Types allowed: detached, garage, internal, lower-level. Provides significant housing flexibility and rental income opportunities.
